At a flat fee of $100.00 per month, we have one of the lowest fees in the industry. What’s more important is that our initiation fee to set up your banking, set up your home in our Appfolio software system, full inspection of your property and review of all your mortgage, tenant documents is absolutely FREE. Furthermore, your initial tenant acquisition fee is only $150.00, this involves all showings and all due diligence outlined in the screening process and covers you for an entire year.
A comprehensive screening process is necessary to avoid the financial pitfalls of high turnover and bad tenants . Diversified Real Property Management:

  • Conducts a credit check to ensure the applicants do not have any outstanding debts- all 3 major credit bureaus are checked.
  • Conducts a Court search to see if the tenants have any criminal records or have ever been evicted.
  • Interviews the Tenant’s former Landlord
  • Verifies Employment and Income

All results are sent to the owner so that you are a part of the decision making if you so choose to. We will make a recommendation to you if we feel that we should or shouldn’t execute a lease with a prospective tenant if there are reasons to discuss beyond our criteria. This ensures that good tenants are not passed on simply because they had a bad financial situation 5 years ago and are now earning a greater income and have become more responsible.

Diversified Real Property Management believes that if a property is on the market more than 1 month there has to be areas that require attention.  That could be property related or management related.  Our team conducts weekly meetings and all properties that are on the market are discussed in detail.  It is not often that one of our properties will sit vacant beyond 30 days.
Diversified inspects every property every quarter and on stagnated timelines so the Tenants are not aware of when that inspection is going to take place. This will ensure that your property is well taken care of. There have been many instances when we find more than the approved number of people residing in a home which qualifies as an infraction of our Lease Agreement. Other times we find that the house is simply not being taken care of the manner in which we expect. In that instance we provide the Tenants with a 14 day period to improve all deficient areas (paint chips, carpet stains, other abnormal wear and tear) and if they do not bring the property up to par, we provide them with an eviction notice after notifying you and making you a part of the decision making.
You can terminate our agreement with a 30 day notice if you are not 100% satisfied with our services.
You receive your rent by the 15th of every month.
No charges for eviction procedure including our time in Court. The only charges are the court filing charges which come out of the security deposit of the tenant.
That is up to you. You can set the limit you feel comfortable with, so if you authorize us to proceed at a set amount, for example $200, we will do so without notifying you but you will receive every invoice and work order via email immediately.
Yes, our management team will take care of any and all issues with the property and will only involve you if you choose to be involved.
We strongly believe you would be hard pressed to find a better management company. The fact we are the most economic choice is a bonus. You will save with us by paying less in all the following areas:

  • Monthly Fees are the lowest in Orange County
  • Initiation fees are zero
  • Initial tenant acquisition is only $150 which is almost 1/3 the cost of what other companies charge
  • You don’t pay any “new lease” fees for new tenants in case of eviction for an entire year. That is, if the tenant we place in your property is evicted or breaks the lease, you DO NOT pay us another fee.

Diversified Real Property Management will ensure your property is well kept both inside and out and will conduct comprehensive annual “lifecycle” inspections to ensure you are aware of needed repairs and upgrades to ensure the value of your home is always at its highest. Annual reports are sent to you and if you choose you may set up a meeting with our team of specialists to ensure you understand the worth of your property and the options available to you. Perhaps it could be simply to increase the rent, maybe receive advise on contacting your bank for an equity take out (to add to your portfolio) or sell your home and take advantage of alternate properties in the marketplace with higher returns.
